Job Description:
JOB SUMMARY
The FacilitiesDirector-Contract Compliance Officer oversees all
aspects of the maintenancedivision. The position requires strength
in various levels of projectmanagement. The position supports the
timely delivery and execution of contractproposals, commitments,
and deliverables consisting of specific contractrequirements and
deferred maintenance projects. This position requiresknowledge in
asset management, building systems and contract compliance,
strongcommunication skills, and the ability to strengthen
relationships and buildconfidence across departments and with the
client - NPS and vendors.ESSENTIAL FUNCTIONS
Collaborate withvarious constituents and disciplines to ensure
timely delivery ofcommitments and promises.
Develop andmaintain positive and supportive relationships with the
client, managers,contractors, and vendors to ensure timely
completion of deliverables andmitigate impacts to operations.
Coordinatefacilities priorities and projects.
Manage internaland external communication, develop project scopes
and flow charts, andwork with the maintenance and operations teams
to coordinate plans.
Oversee contractcompliance and negotiations.
Maintain andmanage project schedules.
Produce weeklyprogress updates and reports.
Provide up to dateinformation on project status, issues, etc. to
the management team.
Develop budgets and manage financials; propose
timelyadjustments.
Perform such other related duties as directed orrequired
Provides Guidance and execution on contract complianceacting as a
Compliance Officer/Specialist for the RGS team. -
Drive the direction of departmental focus and priorities,in repair
and maintenance, facility management and asset management.Ensure
contractual obligations with attention to historic
preservation.
Drive maintenance department safety program inconjunction with the
Safety Coordinator and advise the department in allmatters
regarding adherence to OSHA regulations.
Maintain and ensure safe facility environment includingstandards
for maintenance and upkeep of all concession buildings
andequipment. Notify the ManagingDirector of all unusual events,
circumstances, or other safety or qualitycontrol issues.
Develop annual reporting: ACMP/RMR, RMR 5-year plan,planned
maintenance, personal property report, budget plan, andcontractual
requirements -RMR and CER.
Ensure fires systems check/maintained- smoke detectors,fire
extinguishers, dry sprinkler systems.
Ensure Maintenance Leadership in EHS managementmeetings.
Forecast and track cost, including material and labor.
Supervise ongoing seasonal project lists. Delegate duties and
perform follow-up inspections.
Develop team development through ongoing training andmentor
ship.
Provides technical advice to maintenance personnel incarpentry,
electrical, plumbing, heating, refrigeration, internalcombustion
engines and off-road vehicles with regard to
troubleshooting,repair, operation and preventative maintenance of
various equipment andsystems.
Make major repairs to electrical, plumbing, heating,air
conditioning, restaurant equipment and refrigeration equipment
asneeded -troubleshooting, leak detection, recharging, installing
of meteringdevices, evaporator fans and compressors.
Respond immediately and resolve emergency facilityneeds/issues
regarding safety/security/business requirements includingfire alarm
systems, disengage electrical, water, or gas systems to
protectbuilding occupants and property.
Source and utilize contractors forHVAC/Plumbing/Electrical as
needed to ensure timely execution of RMRs,weighing priorities of
cost and departmental revenue impacts and laborsteps.
Coordinate and complete opening and closing proceduresfor all
facilities in include proper winterization of the
infrastructure.
During winter participate in snow removal duties usingsnow
shovel.
Daily check of snow removal priorities with appropriateaction taken
to ensure guest and employee safety.
Order needed supplies on a timely basis. Communicatewith GM's on
project status timelines.
Ensure monthly reporting status of work ordercompletion to CMMS
Administrator.
Performs such other related duties as directed orrequired. Please
