Senior HVAC Maintenance Technician POSITION SUMMARY The Senior HVAC maintenance Technician performs as part of a multi-craft team providing heating and ventilation maintenance activities for repairs, troubleshooting, installation, preventive maintenance, and testing of equipment, buildings, and chiller systems. Provides assistance with planning and execution of construction, renovation, and capital projects. ESSENTIAL DUTIES AND RESPONSIBILITIES EDUCATION Required: High school diploma, some college desired Strong electrical, Commercial/Industrial/Maintenance experience required, mechanically inclined, controls background. Minimum 5 years experience in HVAC maintenance. Problem solving and planning skills Be able to install and repair compressors, refrigerant lines, HVAC controls, thermostats, humidistats, coils, heaters, fans, humidifiers, ice machines, and cafeteria equipment. Establish preventive/predictive maintenance processes and schedules Must be able to maintain Carrier chillers, cooling towers, freezers, coolers, evaporators, condensers, air handlers, air compressors, hot water heaters, radiators, and exhaust hoods. Must also be knowledgeable of chemical treatment of water in cooling tower. To maintain the building HVAC systems and assist in troubleshooting and repairs to all building automation systems including VAVs, pneumatic and DDC controls and pneumatics. Provide plumbing repairs/installations/troubleshooting on black iron, copper, PVC and CPVC systems. Ability to work on ladders, lift and move heavy equipment up to 100 lbs and perform in awkward situations and positions. Knowledgeable of fire systems including testing of fire suppression systems, smoke detectors, heat detectors, tamper switches, flow switches, wet and dry pre-action systems. Specify and procure materials and supplies for new installations and repairs Ability to work overtime when required Share 24-hour on-call service Snow removal of sidewalks, stairs and parking lots EXPERIENCE AND SKILLS Required: Knowledge of applicable HVAC and plumbing codes, Microsoft Office Tools especially Outlook and Excel Excellent communication skills and the ability to function as part of a team or independently Knowledgeable in work order and preventive maintenance systems Ability to read technical documents and follow verbal instructions Ability to read and interpret blueprints Preferred knowledge of Carrier Building Automation and/or Johnson Control Metasys. LICENSURE/CERTIFICATION Masters HVAC card recognized by the State of Virginia required Masters plumbing card preferred Refrigeration certification Valid Virginia driver's license PHYSICAL DEMANDS/WORK ENVIRONMENT CHARACTERISTICS Physical Demands (Heavy): Exerting 50 to 100 pounds of force occasionally and/or 25 to 50 pounds of force frequently and/or a negligible up to 10 to 20 pounds of force constantly to move objects. Work is both inside and outside Subject to hazards from noise, dust, electrical shock, and falls Travel between Genworth facilities using personal and departmental vehicle Extensive computer knowledge required, various hand and power tools, and test equipment
